Application Instructions and Disclaimers
Quoted Rent Disclaimer:
Application fees and administrative fees are non-refundable.

Rent quoted at the time of application/lease signing is limited time pricing based on availability for a 12 installment plan and is not guaranteed without a signed and executed lease agreement by Management. Final rent price may differ based on length of time for applicant (including guarantors) to complete the leasing process in full, as pricing specials with quantity caps are first come-first serve for applicants that complete the entire leasing process and reach lease approval. Date-based pricing specials (or special offerings) require applicant to complete entire leasing process and reach lease approval by the time of date-based expiration in order for the special to be awarded. Any expired pricing or special will not be honored unless otherwise stated.


Application Process:
You must complete all information in the application and completed the required uploads in order to proceed with reviewing and signing all the policy documents. After reviewing the policy documents and initialing that you have read and understand the documents, you may electronically sign your application. You will then proceed to the payment stage. You must submit payment for any required fees electronically in order for your application to submit.

Next you will be required to sign the preliminary leasing documents. You must sign these documents for your application to proceed to the screening phase.

Your application will not enter screening until all persons have completed their portions of the application and signed their required documents. If any application fails to include proper information, valid Proof of Income Uploads, or valid Government Issued Photo ID Uploads, your application will be rejected until proper information/documentation has been provided which will cause a delay in processing, at no fault of our own. Time is of the essence in order to secure availability and any special pricing or special offers thus, it is important that all parties complete all required steps in a timely manner and complete the application with accuracy so as to not cause any delays. 


Proof of Income:
The Proof of Income Tab of the Application requires a minimum of two (2) documents to be uploaded.

Proof Of Income Examples: 
- 2-3 Most Recent Pay Stubs That Show Full Name & YTD Earnings
- Retirement Stipend
- Military LES
- Financial Aid Award AND Transaction Ledger (Showing Tuition & Fees Being Deducted)
- Most Recent W2 AND Most Recent Pay Stubs (W2 by itself is not acceptable, it must be accompanied by most recent pay stub)
- If self employed, provide current year and previous year tax filings including Business Profit & Loss

We reserve the right to request a variety of proof of income documentation, regardless of the initial documentation provided by applicant. We will use all methods available to verify income sources and employment. 

*Income sources that are not specifically YOURS are not allowed to be included. It must be your pay stub, your W2, etc. in order for the income to be considered. Any income sources for another person will not be considered*

In the Summary Tab, you will be required to upload a copy of your Government Issued Photo ID.

 

Occupant Type Basic Qualifications and Requirements
 
Please ensure that you have selected the correct occupant type that best meets your intended qualification. If you feel you have selected the wrong occupant type, please contact the leasing office immediately for assistance. 
 

Student with Guarantor: 
Financial: If you are a student and have no income, please attach a copy of your student ID, proof of enrollment, financial aid awards, or other documentation to satisfy the upload requirement. To satisfy the Financial Tab upload requirement, you must upload at least 2 documents directly in the Financial Tab.

Guarantor's proof of income must exceed four (4) times the term rent. If  guarantor applicant does not meet the criminal/credit/income requirements and an additional guarantor applicant is required, additional application fees will be required for additional applicants. Guarantors must upload 2 documents that verify their income in the Financial Tab of their application.


Self Qualifying Student:
Please note that the Self Qualifying Student Occupant Type Requires a Minimum Additional Security Deposit Equal to 9% of the lease term charges in addition to the standard security deposit.

Financial: You must provide proof of your Financial Aid Award and your expected refund (amount refunded to you after all tuition and fees are deducted) must cover all rent, fees, and deposits for the entire lease. You may provide proof of additional income (income from job) if applicable. You are required to upload 2 proof of income documents in the Financial Tab of the application.

If you choose this occupant type and a guarantor is still required due to lack of sufficient income or credit/background/rental history screening results, you will be responsible for additional application fees.
 
If a guarantor is added/required, the Guarantor's proof of income must exceed four (4) times the term rent. If guarantor applicant does not meet the criminal/credit/income requirements and an additional guarantor applicant is required, additional application fees will be required for additional applicants. Guarantors must provide 2 document uploads that verify their income in the Financial Tab of their application.
 
Non-Student Self Qualifying:
Financial: You are required to upload 2 proof of income documents in the Financial Tab of the application. Your proof of income must exceed four (4) times the entire term rent. Financial Aid Awards will not be accepted for non-students.
 
If you choose this occupant type and a guarantor applicant is still required due to lack of sufficient income or credit/background/rental history screening results, you will be responsible for additional application fees.

Resident Selection Criteria:
Please take a moment to read our occupancy standards listed below before completing an application. Prospective residents must meet all the required qualifications in order to be considered for residency. We thank you for your interest in our apartment community!

Age:
All applicants must be at least 18 years of age.

Employment:
Prospective residents must be gainfully employed (verifiable through their employer’s personnel office or their immediate supervisor) or have proof of adequate income from other sources. In the event a prospective resident is self-employed, a verifiable tax statement showing earnings from the previous year must be available.

Income:
A prospective resident’s gross annual income (G.A.I) must be equal to, or greater than, four (4) times the amount of the lease term rent (total rent for entire lease) of the apartment to be leased. Financial Aid Awards are not included in the income calculations unless the Self Qualifying Student Application is completed.

Credit References and Rental History:
Each prospective resident should have verifiable credit accounts in good standing with current rating no less favorable than an I3 or R3. Any accounts with ratings below these criteria must reflect a zero balance or letter from an attorney or creditor, on company letterhead, stating payment arrangements and history. Credit scores below 600 may result in denial of application. The prospective resident should also have a satisfactory rental payment history or mortgage payment history. Additionally, applicant rental history should reflect adherence to lease agreement with a positive rental reference. *Medical, college loans, or bankruptcy collection accounts (with proof of all bad debt included in bankruptcy) are exceptions to the stated credit policy.

Guarantor of Lease:
If applicant does not meet the qualification criteria for income, a Guarantor may be permitted if the following qualifications are met:
• Guarantor must qualify on above stated terms for employment, residence history, and credit
• Guarantor’s gross annual income must be equal to four (4) times the amount of the lease term charges (total charges due for lease)
• Guarantor must sign all applicable leasing paperwork and addendums

Occupancy Standards:
One person maximum per bedroom for two, three, and four bedroom homes Two-person maximum in one bedroom home (additional charges and fees apply for double occupancy)

Criminal History:
Background checks will be conducted on all prospective residents. Applicant may be denied for misdemeanor convictions involving crimes against persons or drug related offenses. Felony convictions involving crimes against persons or drug related offenses will result in automatic denial.
